Making changes or improvements to your home, such as adding a fence, a pool, or patio screen, is an exciting endeavor. To ensure these enhancements align with our community's aesthetic and standards, the Architectural Control Committee (ACC) guides you through a clear process. The Community Standards Document below was developed to assist the ACC and Homeowners with guidance for most situations. However, it did not intend to address all possible situations or alternations. Therefore, please contact Folio Association Management with any improvement request that is not covered in this document. 

Your Step-by-Step Submission Help Guide

The streamlined submission process makes it as straightforward as possible. Follow these steps to ensure your improvement request is properly submitted and reviewed by the ACC:

1. Review the PDF document titled "Colbert Landings Residential Community Association, Inc. Community Standards." This document provides comprehensive guidelines for most property improvements and when an improvement needs ACC approval. However, when in doubt, it is better to contact Folio Association Management for further assistance rather than receive a violation notice.
2. Consult the PDF checklist below that outlines all of the necessary items required for most of the common types of improvement requests.
